Why This Exists

When I was looking at buying my first home, I spent far too long trying to work out exactly how much stamp duty I'd owe. The government's own calculator is buried several clicks deep on HMRC's website, and most other calculators are run by estate agents or mortgage brokers who really just want your contact details.

I wanted something simpler: type in a price, pick your buyer type, get your answer. No sign-up forms, no email captures, no phone calls from salespeople. Just the number.

So I built UK Stamp Duty Calculator — a straightforward, completely free SDLT calculator that works on any device and gives you the breakdown you actually need.

What Makes This Different

There are plenty of stamp duty calculators online, but most of them have an agenda. They're lead generation tools dressed up as helpful resources. This one is different because:

The SDLT rates used in this calculator are sourced directly from HMRC's published residential property rates. While we take great care to keep the calculator accurate, it provides estimates only.
